 I AM READY TO SELL MY HOUSE!  WHERE DO I START?

 

    Selling a house may seem like a challenge at the first thought, but having a plan of action will reduce stress and keep you organized.

   Yes, the Real Estate market is hot and your house might sell as is, but if you want to get top dollar, a little planning can go a long way.

Here are few tips on how to get your house ready for sale.

1.DECLUTTER


Remove anything that is not essential for the space.

Living areas/bedrooms

Buyers want to envision themselves living in this space. So if you have pictures of your family on every wall and shelf in the house, leave only a few of your favorite ones and pack the rest away to display them in your new home. Remove any collectible and breakable items as well.  If you have lots of decorative pillows, blankets, limit them to one or two. 

Countertops

Only leave items on the counter that you use daily. Put the rest away. You could invest in some totes or baskets that you could hide the extra items before showings.  

Declutter all table tops: nightstands, tables, coffee tables, etc. Leave only what is absolutely necessary and a few neutral decorative items or that offer a pop of color.

Remove all magnets, pictures, cards, etc. off the refrigerator. 

 

2.ORGANIZE   

 Start with the closets. Good time to purge! Sort through clothes, shoes, toys, other things you have been debating about keeping or not. You know you will have to pack it away when you move. Why not get a head start?

Decide what you want to DONATESELL or KEEP!   

Rule of thumb: if you haven't used in 2 years, it's time to part with it!

 

3. CLEAN

Do a deep clean in every nook and cranny. Pay special attention to windows, doors, baseboards, sinks, tub and so on. Hire a cleaning company if needed.  

Vacuum/sweep and dust daily.

 

4.Repair


While cleaning, take note of places and things that need repair, paint touch ups or a fresh coat of paint.

It's a good idea to put some fresh light bulbs throughout the house, batteries in the smoke  and carbon monoxide detectors. 

Check the plumbing for any leaks. Don't use any harsh chemicals to unclog your drains. (baking soda and vinegar work miracles). 

 

5. ENHANCE CURB APPEAL

 Curb appeal is very important. It's the first impression a buyer gets about the house. 
Take the time to mow the lawn, rake the leaves or shovel the snow depending on the season.
Clean up the flower beds- weed and lay fresh mulch. 
Trim the bushes and shrubbery around the house.
Brighten it up with some seasonal plants.
Power wash the patio, deck, driveway, walkways.
